The transformation of Middleton Hall restored a historic estate into a luxurious 20-bedroom boutique hotel and four exclusive holiday cottages: the five-bedroom Coach House, the three-bedroom Lake Cottage, and two one-bedroom retreats, the Boathouse and the Folly.
Originally a 21-bedroom Victorian Gothic residence and the first house in the country to have hydroelectricity, the Grade II Listed property had been converted into apartments in the 1960s but had fallen into disrepair. Middleton Hall Leisure acquired the estate in 2008 with a vision to revive its heritage and create a stunning hospitality destination.
As the principal contractor, the project required careful collaboration with Council Building Inspectors, English Heritage, and conservation specialists to preserve historical features while incorporating modern comforts. Listed building consent was secured through detailed heritage assessments, allowing for sensitive restorations such as the structural renewal of Lake Cottage, the reconstruction of the oak-framed Boathouse, and the enhancement of the Folly with a new pitched roof extension. The Coach House, originally built in the early 1800s, was converted into a five-bedroom residence with en-suites while maintaining its historic charm. Successfully blending heritage conservation with contemporary luxury, the project has restored Middleton Hall to its former grandeur as a premier guest destination.
